River Garden – Mason Creek

This beautiful newly renovated 3 bedroom 3 bath waterfront home on Mason Creek has amazing sunset views and the most unique nature based property. Come relax and enjoy the views, boating and fishing. The house features a wide-open dining and living room and a piano to enjoy. There is a king bed in the master, queen in the second bedroom, twin over full bunk with a twin trundle in the third room. The third room also features a queen pull out memory gel foam coach. The piano room also features a new memory foam gel pull ouch couch. We have just added a new bathroom to the bunk room. The new bathroom is accessible through the bunk room. This full bathroom leads into the new laundry room. We have a new washer and dryer for your use and an ice maker to fill your coolers. House Sleeps 12. There is Spectrum Wi-Fi internet and Tv for the family to enjoy after a day on the water.

We provide you with a roll of paper towels, 2 rolls of toilet paper in each bathroom, dish soap, new sponge, trash bags, commercial trash bags for scallop shells(do not throw them in the river), mini soaps in the bathrooms, laundry detergent, dishwasher soap, 12 cup coffee maker with filters and coffee to get you started. The kitchen is fully stocked for all your cooking needs. Linens and towels are provided. All comforters, sheets, towels, and blankets are washed after each stay if used. Please do not take the white towels on the boat. Follow the check-out instructions provided in the book located on the desk.

Located close to the Mason Creek boat ramp to launch your boat and keep it at the house. There is parking for your boat trailer and cars on the beautiful brick driveway. The outside of the house features a covered dock with a propane grill, outdoor shower, and seating to enjoy the view. The dock can accommodate your boat and there is a fish cleaning station to clean your fish. We have 4 kayaks and lifejackets for your use. A new concrete Kayak ramp has just been put in. There is an ice maker to fill your coolers! Outside also features a large outdoor fireplace to have fires or bake some pizzas. 1 dog allowed with a $150 pet fee. No cats.

Fishing
Homosassa, nestled within Florida’s “Nature Coast,” offers an ideal retreat for fishing enthusiasts seeking unspoiled wilderness and fewer crowds. With three rivers winding through backcountry and flats, eventually leading to the bay and the Gulf of Mexico, Homosassa provides ample opportunities to choose your preferred catch. The area is also home to numerous manatees, offering the unique opportunity to snorkel alongside these gentle giants. Homosassa’s diverse ecosystems cater to both novice and experienced anglers, with species like Redfish and Spotted Seatrout thriving in its waters. The Gulf waters near Homosassa teem with Snappers and Groupers, offering year-round catch-and-release opportunities.

Waterfowl
Waterfowl hunting in Homosassa spans from September to January, with diverse opportunities in backwaters, marsh grass areas, and coastal regions. The temperate climate provides ideal conditions for migratory waterfowl, with species like mottled ducks, wood ducks, and blue-winged teal being common. Chassahowitzka Wildlife Management Area (WMA)
Located north of Weeki Wachee in Hernando County, the WMA encompasses 24,243 acres of diverse habitats, including sandhill, mesic hammock, and forested wetlands. It is home to various wildlife species, including Florida black bears, gopher tortoises, and Sherman’s fox squirrels. The area also features underwater caves like Buford Spring and Eagle’s Nest Sink, attracting cave divers. Hunting for white-tailed deer, feral hog, and small game is popular, especially during general gun season.

Kayaking in Homosassa
Explore the Nature Coast Canoe and Kayak Trail, a 20-mile paddling adventure winding through salt marshes from Fort Island Trail Park to Mason Creek. Pass through the St. Martins Marsh Aquatic Preserve and the Chassahowitzka National Wildlife Refuge, spotting a variety of wildlife, including birds and Bald Eagles. Ensure you have essential equipment and provisions for your day on the water, including a life jacket.

RENTAL RULES

Guest acknowledges the Property is on MASON CREEK, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury, or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party, and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks.

Smoking is NOT allowed in the house, Smoking is allowed outside only. Cigarette butts need to be put in the garbage or you will incur a $50.00 fine.

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order.

Only use appliances for their intended uses – notify homeowner IMMEDIATELY if anything stops functioning properly.

1 Dog is allowed with a $150 pet fee paid.

Parking:
PARKING – Parking is limited to __2_____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Trailer Parking: You may park your trailer in the driveway.

Boat Ramp: Mason Creek Boat Ramp – 1 street over.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.
Extra Fees: Late Check out – $50.00, Yard clean-up of fireworks or garbage in yard or fire pit – $50.00, Extra Cleaning fees – $25.00 per hour (normal cleaning is 4 hours) – Missing towels or sheets = replacement price. Extra people = $25.00/person/night. Cigarette Butts on the ground or in the yard = $50.00. Please respect our property.

Storms:
If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or
A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.
The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

Kayak and Paddle Board usage waiver-

I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such exist in my use of paddle sport equipment and my participation in paddle sport activities. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; (; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment.

By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any losses . I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession, and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. I/we also agree to a properly secured USCG approved personal floatation device, of type 3 or better, at all times.

I, on behalf of myself, my personal representatives and my heirs, hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify Scott Family Fish House LLC and Homosassa Vacation Rentals and its owners, officers, and employees from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of paddle sport equipment or premises or my participation in paddle sport activities. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers of Scott Family Fish House LLC.

I HAVE READ THE WAIVER AND RELEASE AND BY BOOKING THIS HOUSE, I AGREE IT IS MY INTENTION TO EXEMPT AND RELIEVE SCOTT FAMILY FISH HOUSE LLC AND HOMOSASSA VACATION RENTALS FROM LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR WRONGFUL DEATH CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE.

BY BOOKING THIS HOUSE I have agreed to the terms of this rental.
