This beautiful two-level waterfront home, situated on tranquil Caney Creek, is ideally located for many outdoor activities, including fishing, boating, bird watching and much more. Come experience some of the best fishing around!! Great outdoor space with tons of decking and a large yard. Sit on the deck in the evening with a cool drink and enjoy the gorgeous views or tell stories around the fire pit!

The home has a large breezeway downstairs along with an abundance of deck space to relax in the shade. The winds blow through the breezeway ensuring pleasant weather on even the warmest of days.

Access to the public boat ramp that is seconds away from the house. Take a walk down our beautiful beach and witness the beautiful sunset and rises here in Sargent.

Duck hunters near Sargent, TX, are presented with many opportunities for waterfowl hunting. The marshes and bayous surrounding Sargent provide prime grounds, where hunters can expect to encounter species such as mallards, pintails, gadwalls, and northern shovelers. Kayaking Trails & Destinations

Allen’s Landing provides convenient access to East Matagorda Bay, with just a short 0.43-mile paddle to the bay. The site offers parking for visitors.

Rudacells Cut (East Matagorda Bay PaddleSports Park at Rudasill’s Cut): Rudasill’s Cut features a small parking and paddlecraft launch site. It offers quick access to East Matagorda Bay and adjacent marsh areas, making it an excellent spot for fishing and birding.

Jetty Park is a popular site for accessing the beach on the other side of the Colorado River. It’s also suitable for stand-up paddleboarding (SUP) under favorable conditions. Caution is advised due to boat traffic, as Jetty Park is situated at the entrance to the Colorado River on an active boating channel.

Little Boggy Bayou connects McNab and Gottschalk lakes to the Intracoastal Waterway. It’s a prime location for fishing reds and flounder, but be aware of the abundant alligator habitat in the area.

Oyster Lake, located at the end of Oyster Lake Road, provides access to fish West Matagorda Bay and Oyster Lake. It’s also a designated site on The Great Texas Birding Trail, featuring parking for visitors.

Parker’s Cut is a great fishing and birding site, offering a peaceful paddle experience. While it requires a short portage over land with your kayak, the effort is rewarded by the site’s beauty.

Rawling’s Cut offers easy access to East Matagorda Bay and Condo Cove, making it a popular access point for kayak fishing in the area.

River Bend Boat Ramp is a county boat ramp on the Colorado River, with no access fee. The site provides parking for those utilizing the ramp.

Riverside Park, situated on the Colorado River just south of Bay City, is a beautiful park. It serves as a great starting point for day paddles or a 27-mile paddle downstream to Matagorda Beach. FM521 Park provides a shorter 11-mile paddle with public camping options.

St. Mary’s Bayou is a large marsh area, perfect for a day of exploration, birding, and fishing. The site offers some protection from the wind, making it favorable for paddling in windy conditions.

3 Mile Lake is a large marsh area on the backside of Matagorda Beach, accessed from the beach and typically requiring a 4×4 vehicle.

FM521 Park is a small park with a boat ramp on the Colorado River north of Matagorda. It serves as an ideal starting point for an all-day paddle down the river or as a camping site for those paddling from Riverside Park to Matagorda Beach.
