If you’re interested in listing a short term rental with us, we’ve put together these guidelines to help you determine if your property(s) fit with the OBO platform.
We realize that some properties, or even entire areas, may not “fit” within these guidelines, but are great for helping get folks into the outdoors. If you ever have any questions, just shoot us a note and we’ll respond back with whether we think we can add value to your short term rental.
We appreciate that there are many places where a shared Accommodation may have great opportunities, but OBO is not currently accepting shared Accommodations. Whether your Accommodation is a 1 bedroom mother-in-law suite or palatial estate, we’re happy to list it! We’re looking for:
Your listing can also be in a neighborhood, on a small tract, or on many acres!
Access to Outdoors Pursuits – Our tagline is “Find Your Pursuit” and that’s our mission. Whether your listings are near public lands and waters or have outdoor activities on site, you’re in the right place. From hunting and fishing to hiking and biking, we want listings that offer a little bit of everything outside!
How Close to Outdoors Pursuits – This one is a little tricky. In some areas, water access, public lands, or places of interest might be virtually steps away from the Accommodation. In other places, it may be common for Accommodations to be a short drive from opportunities. A good rule of thumb is that a Listing should be less than 5 miles from access to public lands or waters. If your listings are a little further away, let’s take a look together.
Any outdoorsman will tell you that a few good amenities on a trip can go a long way. OBO amenities can be:
Pictures – A picture is worth 1,000 words. Make sure you have plenty of good pictures for your OBO Listing. Here’s a twist though, we want you to include pictures of any OBO amenities as well. Photos of Docks, cleaning stations, storage areas, and even nearby boat launches or trailheads will help your Renters get a feel for your Listing and help them make an informed decision.
Be Informative – Know the best places to fish, hunt, hike or bike? How about the perfect place to stargaze or go bird watching? Put it in your listing! If you don’t know much about the outdoor pursuits in your area, one o can help you curate the perfect listing for your accommodation! We also recommend putting together an OBO welcome packet that will help your guests know the best tackle shops, outfitters, guides, and other resources in the area.
What about Species and Pursuit Tags? OBO has built custom search functionality into our platform that allows Users to search by Species and Pursuit (i.e. hunting, hiking, or stargazing). An accurate description of the species that can be targeted is essential to our mission. If you don’t know, don’t worry! One of our experts can help you curate this information.
Urban or Rural? It’s up to you! Our Renters are looking for access to outdoor activities, and sometimes those places are near city-scapes. Just make sure your Listing offers access to Pursuits and includes some outdoors friendly amenities.
General Listing Standards – Let’s go with the Golden Rule here: make sure your Listing is somewhere you’d like to stay on a vacation. Our Renters expect to have well-kept and clean Accommodations. Make sure your property meets all codes and has sufficient safety features like smoke detectors, CO2 alarms, and other safety features.
Child Friendly? If you want to reference your Accommodation as being child friendly, please make sure this is a representation that your Renters can rely on, and take the correct steps to make it as advertised.
